Biography
I'm a second-generation Milford, NH native and spent 35 years as owner/operator of a small excavation and site work company based here. I have been involved with, and around, construction my entire adult life. Ive raised five children here and my hobby is flying as a Private Pilot with over 30 years experience. I've been a Realtor since 2007, focusing on the Nashua area and serving the Lakes Region and south as well. I've been a Nashua area Top Prducer for well over 10 years and have accrued over 70 Five Star reviews on Zillow during that time.

We can’t say enough about Karl’s services. He’s very professional, knowledgeable,and responsive to communication. We felt like his only clients (even though he had others) because he attended to everything so quickly. It was obvious he always had our best interest. My husband and I met Karl when he responded to my request for more information about a Keller-Williams property that turned out to no longer be available, but he asked if there was anything else we were interested in looking at. There was, and when Karl showed us the place I was impressed with his down to earth honesty about the merits and challenges of the property and whether he thought it was a good value. We decided to go with him as our buyer agent and I'm so glad we did. For several months we sent properties back and forth, looked at a few, and I never thought Karl was trying to trick or pressure is into going for a place. I trusted his judgment and appreciated how he would point out details I hadn't noticed. He helped these first time home buyers understand the process and pitfalls as well as the way the market was behaving and never made us feel ignorant. He was friendly, available, flexible, and good humored. After a few offers on properties we didn't win, we finally closed on our house yesterday. Karl was above and beyond the most helpful, knowledgeable, considerate and thoughtful agent with whom I've ever had the pleasure to work. Relocating to New England from 1K away and not having the time/opportunity to fly up and see numerous homes, Karl graciously served as my eyes and counselor to help me find the perfect home. He made time to answer every question - regardless how trivial it may be. He took extra pictures of things I couldn't see, shared information about the town and neighborhood I wouldn't learn online and even identified/secured a POA for me when I wasn't able to be present at my closing. We couldn't have found a better buyer's agent for our relocation to Southern New Hampshire. Karl very quickly developed an understanding of the kind of home we were looking for- even when we were still sorting it out for ourselves. He was extremely knowledgable about the towns we were considering and was able to provide background on town taxes, municipal services, etc. along with advice on what restaurants and service providers to consider. Most impressive though was Karl's responsiveness. He was ALWAYS available. If i was looking at listings he emailed me and responding in the evening or very early in the morning, he got back to me immediately. He was comfortable with email, texting, and phone- which worked great for us because we hate the phone. He was quick and flexible setting up multiple showings for us, understanding that we were traveling from another state to house hunt. He's also well connected in the local real estate market and was able to work with other agents to get us into homes quickly, even when the seller might have a 24+ hr advance notice policy. And finally, Karl helped us find and secure our dream home. Karl helped us negotiate a fair deal and he did all the running around for us. After the P&S was signed he even met with contractors quoting work for us because we were out of state. He was a great agent, and he's a good guy. If this isn't our forever home we will absolutely work with Karl on our next search.”

Coming from big city life Massachusetts we were a little skeptical of everyone, and everything.... That said, after our second meeting with Karl we were convinced he was as real as he appears. Having worked in a professional setting for years, I was so impressed with his almost immediate replies to emails, to keeping on top of everyone, from the mortgage company, to the title people, to the inspectors, and including us in all correspondence. He went so far as to set up a cordial visit with the home owners and that is truly what sealed the deal on our beautiful home in Rindge. A few years ago we moved my Dad from upstate NY into our condo in Nashua. Needless to say, things were a bit cozy. After a years worth of fiasco's with real estate issues in NY, my Dads home finally sold and we were ready to find our dream home. I was a bit wary of real estate agents after the NY experience but along came Karl. Karl actually listened to what we needed and wanted in a home and didn't waste our time showing us places that wouldn't work. He was there every step of the way, answering questions, researching local areas and sharing various vendor information for all of our needs. The time and effort Karl put in went above and beyond anything we imagined. I can honestly say that this is the home we were meant to have, perfect in every way for my husband, myself and my dad. The fact that Karl showed the utmost respect to my Dad who is a WWII and Korean War Vet was heartwarming. The experience was so exceptional that we hired Karl to sell our condo, which he did incredibly quickly for a fabulous price. If you are looking for a realtor who is proactive and actually does what a realtor should do, look no further. Karl was the only realtor we worked with who actually called us when a new listing he thought we'd be interested came on the market. Not one other realtor we met over the past 12 months ever called us with new properties, rather they relied on us to do the searches and call them. Karl listened to what we were looking for, did his homework and would call us when new listings came on the market. As a result, we just closed on a property - start to finish it took an amazing 5 weeks. Within 2 days of the property hitting the market, there were several offers in already. Karl was able to negotiate on our behalf and although we weren't the highest bidder, the buyers accepted our offer. Also, the property we were purchasing was vacant so Karl would periodically go in and check on it, making sure the heat was on, etc. Any phones calls made to him were returned within minutes. If you are looking for a realtor who hustles and goes above and beyond to make the deal happen, look no further.”

I am very glad when I had started this home buying experience that Karl had answered the call. I had inquired about a couple properties and had spoken with a few realtors but in all honesty I couldn't get the time of day from them. When I had originally spoke with Karl I had explained that I had zero home buying skills or experience. 5/1/23 RE: 10 Mountain View Court, Milford NH Karl Zahn is a regular guy and an extremely talented real estate broker. He is a very effective communicator, and we certainly made the right decision when we asked him to handle the sale of our property. Prior to engaging Karl’s services, I had been contemplating for many years about how I would sell our property directly and save the commission. At the same time, Karl had the listing for a new construction property next door to our home and I was very surprised when I learned of the asking price as I said to myself, “they will never get that much”! Long story short, the property sold for full price so I thought it may make sense to speak with him. I explained up front that my primary goal was to sell on my own, but wanted to at least consider the alternative. Karl offered to meet with my wife and me at our home. He was very informative, and he also suggested that if I chose to go it alone, he was willing to do what he could to help. Karl described his approach, and it made a lot of sense. We also hit it off well on a personal level as we both came up from a long history in the trades. Ultimately, I had a few events in life that led me and my family to accelerate our plans for a move to Florida. I contacted Karl and let him know that we were on a tight timeline, and we wanted to have him act as our broker. This was the best decision we could have made. We hit a few bumps along the way, and two very good offers fell through, and our family had to leave our NH property vacant to head south and start a new position of employment in FL. This is when Karl really stepped up and took on many of the responsibilities for our unoccupied property. We have now successfully closed on the final sale, and I can honestly say… there is no way we could have done this without him. We have invited him to come down to paradise (FL) for a visit, and we consider him a “family friend”. For so many reasons my wife and I both recommend Karl Zahn without hesitation. Coming from big city life Massachusetts we were a little skeptical of everyone, and everything.... That said, after our second meeting with Karl we were convinced he was as real as he appears. Having worked in a professional setting for years, I was so impressed with his almost immediate replies to emails, to keeping on top of everyone, from the mortgage company, to the title people, to the inspectors, and including us in all correspondence. He went so far as to set up a cordial visit with the home owners and that is truly what sealed the deal on our beautiful home in Rindge. Oh, and Karl did not represent us., we were the buyer... it doesn't get any better than that. That's who he is. ***** five stars without question. Diane and Paul ~”

We Reach out to Karl as part of a process where I was interviewing RE agents before we picked an agent to work with. Karl was honest and open through the interview. What impressed me most was I felt like he was not trying to sell me his services, but was more interested in me finding the right agent to work with. He was great to work with and really gave of his time dureing the whole process I would highly recomend hime to any one theat need a real estate agent.

Karl first contacted me immediately after I inquired about a listing. He was prompt and enthusiastic in providing all types of information and in answering my many questions. He was also thorough in evaluating my real estate needs, and provided me with many listings that I had missed in my own searches. When it came to us offering on a home, he advised us on exactly what factors to make the offer contingent upon, which very much helped us in the end.
